What is Radon?
Radon is a naturally occurring element that is produced when uranium in the ground decays.

Colorado Senate Bill 23-206
This bill, which went into effect in 2023, mandates higher levels of radon testing disclosures in real estate transactions. This means when buying, selling, or renting a property, parties involved must provide (or be provided) relevant radon testing information.
For home sales, sellers will need to disclose the results of recent radon tests, and ensure standard radon warnings are included in contracts. Buyers should ensure that sellers are following the required disclosure rules. For rentals, landlords are similarly required to provide radon test results, and to address high radon levels, or tenants may be able to void leases.
