What is Radon?

Radon is a naturally occurring element that is produced when uranium in the ground decays.

Radon typically seeps into a building through cracks and openings. In geographies with high radon levels, the gas can buildup to hazardous levels when left unaddressed.

Every Colorado county, including Larimer, is at high-risk for dangerous radon levels, all are classified as Radon Zone 1.

Colorado Senate Bill 23-206

This bill, which went into effect in 2023, mandates higher levels of radon testing disclosures in real estate transactions. This means when buying, selling, or renting a property, parties involved must provide (or be provided) relevant radon testing information.

For home sales, sellers will need to disclose the results of recent radon tests, and ensure standard radon warnings are included in contracts. Buyers should ensure that sellers are following the required disclosure rules. For rentals, landlords are similarly required to provide radon test results, and to address high radon levels, or tenants may be able to void leases.

Radon is a radioactive gas that forms naturally in the earth, and can seep into homes through cracks and openings (pipes, foundations, etc.). If left unaddressed it can accumulate to dangerous levels. A radon mitigation system typically works by venting radon-laden air safely outside, preventing it from building up within your home. Active systems system runs continuously to maintain lower radon levels in your home. Passive systems also exists, but generally are less effective than active systems. However, we can help you choose the right system for your property.

There is no one-size-fits-all radon mitigation system, and different types of systems are used for different types of situations and properties. Common types of systems include sub-slab, sump pit, drain tile, and block wall systems.

In general, the cost of a radon system installation will range between several hundred and a couple thousand dollars. This is, of course, dependent on the type of system being installed, the size and complexity of a property, and other factors unique to the property.

Typically one day is enough time to install a residential radon mitigation system, though more time might be required depending on the complexity and size of your property. We’ll provide a time estimate when assessing your specific situation.
